Steve Kupec (Avalar Austin) – August ’19 Newsletter

Happy Labor Day to you and yours!

Is it Fall yet or is it just a coincidence that the ONE day the temperature dropped, happened the same day pumpkin spice was released into the world thanks to Starbucks?! Either way, we’re still a few weeks away from the official start of the Fall season, which happens on September 23rd, and I know we’re all ready for things to cool down.

Speaking of cooling down – that does NOT seem to be happening in our real estate market. In fact, according to the Austin Board of Realtors, Austin-area home sales set an all-time high for any July on record, as sales last month increased 11.7% to 3,439 home sales. Despite the record, home sales within the city of Austin remained flat due to limited housing inventory. This months newsletter offers a lot of great content, from being pro-active with your home maintenance, to re-financing, covering your health as you age and more great content from our friends at Texas National Title. My favorite piece is the Central Texas Table which highlights some great spots in our area, have a look!

Avalar Austin / Steve Kupec – July ’19 Newsletter

Hello friends! We’re now officially knee deep in summer and I hope you’re enjoying every minute! We are so very lucky to live in a city with unlimited fun to be had. Even if you’ve lived here your whole life, rest assured you still haven’t seen it all. Market Stats
Is our market stabilizing? Central Texas REALTORS® remained busy after strong first-quarter sales, with the number of April home sales skyrocketing almost 15% in the Austin-Round Rock Metropolitan Statistical Area (MSA) over the same period last year.

However, because the median sales price increased by a much narrower margin, results signal market prices stabilizing, according to the Austin Board of REALTORS® April 2019 Central Texas Housing Market Report.

Furthermore, ABOR President Kevin Scanlan indicated that the narrow margins of single family home price growth is a strong indication that market prices are starting to stabilize. Read the full story here.

Culture: Firework Options for July 3-5, 2019!

Happy 4th of July Y’all!

As some of you may know, I absolutely LOVE going to fireworks exhibits. This year is no exception and I’m planning to try to get to at least three different local shows. Here they are in chronological order:

Wednesday, 7/3: Beachside Billy’s exhibit in Volente, ~9:15PM 

  • This promises to be 20+ minutes of fun right on Lake Travis and it is only $5 PP to attend. (You know that I love their live music series on the water’s edge, so I’m expecting a great evening here!)

Thursday, 7/4: Cedar Park’s exhibit at Elizabeth Milburn Park, ~9:15PM

  • This shows is the best show for our family because we can walk to it (we live in Twin Creeks Country Club) and the fact that it is so family oriented. You can bring a picnic, spread out a blanket on the massive lawn areas, settle in and be amazed by their fireworks shows.

Friday, 7/5: Concert with Jack Ingram & Zach Willard bands & Fireworks at Haute Spot, ~9PM

  • This event is brand new to me so I cannot comment about the venue or such, but it is another close-by option for me on a Friday night. How can you lose with two bands and a fireworks show?!?!
  • Doors: 6pm, Opening Band: 8pm The Zach Willard BandFireworks around 9pm

Steve Kupec (Avalar Austin) – May 2019 Real Estate Newsletter

 

Spring has sprung, y’all! (And it also seems like summer is quick on its heels!)

As we know, May is one of the busiest months of the year, some would even argue it’s busier than December! That certainly rings true for real estate and this year is no different. The Austin market remains healthy and profitable, please check out the links below for all the stats and charts.

On a personal note, I’d like to congratulate my son, Sean, on his imminent graduation from The University of Texas at Austin with a Bachelor of Science degree in Mechanical Engineering from the Cockrell College of Engineering and a Business Foundations Certificate from the McComb School of Business. Market Stats
As predicted, our spring market is continuing to be a strong one. Looking at year-over-year changes, we are seeing higher percentages in the following key metrics:

  1. Number of homes sold,
  2. Average and Median price points and
  3. Number of pending sales.

The CenTex MSA months of inventory is currently sitting at ~2.4 months, which means it’s technically a sellers market. (Recall, a balance inventory whould about 6 months of inventory on the market on any given day!) Let me know if you or your friends want to get in on the action!
